In Part 1, you learned about Google Trends and how to research the interests of vacation and holiday travelers. We used the tool to compare different travel types, and to determine their relative popularity and seasonal trends over multiple years.

In Part 2, we’ll analyze searches for different types of destinations such as parks, beaches, museums and golf courses. Remember, our research assumes that Google searches indicate travel behavior. The information we discover will help us understand the interests of travelers around the world.

So what types of destinations do travelers want to visit? To start finding the answer, go to Google Trends (see the address at the end of this article) and submit this search: “national park, state park, county park, regional park” (with the commas but without the quotes). When the page reloads, you’ll see a line graph of the search phrases over multiple years. The relative heights of the lines show that national and state parks are more popular than county and regional parks. The peaks and valleys of the lines show that interest is seasonal, with interest highest in June and July (meaning summer in the northern hemisphere) and lowest in December.

The lower half of the page shows the regions and cities where the searches originated. For example, interest in national parks is high in South Africa, Australia, New Zealand and the USA.

Now let’s look at search results for other destination types. Because the y-axis on the graph is relative, we will use “national park” as a constant in the comparisons. That way we can compare, for example, beaches vs. theme parks without having to submit them in the same search. This is necessary because Google Trends only allows the comparison of five phrases at a time.

As we try different destination types, we’ll see that some destinations are less popular than national parks. For example, search for “national park, theme park, water park, scuba diving, ecotourism”. Some of the destination types reach their highest popularity in July, such as the strong peak for water parks and the weaker peak for theme parks.

Now try “national park, shopping mall, shopping center, ski area, ski resort”. These last four destination types have peaks of varying height in December.

To drill down into more detail, you can pick specific destinations such as this search: “national park, Disneyland , Disney World, Six Flags, Sea World”. Note the relatively continuous popularity of the Disney parks and Sea World throughout the year, while Six Flags gets the most interest in July.

Camping and campgrounds are seasonal, of course, with strongest interest in July. More interesting is the fact that “camping” (meaning the activity or perhaps the type of equipment) is much more popular than “campground” (the place). Try it yourself: “national park, camping, campground”.

Golf courses and golf clubs have similar popularity and seasonal trends (with strong peaks in July) to national parks. To see for yourself, search for “national park, golf course, golf club”.

Other destinations are much popular than national parks, such as in this search: “national park, beach, mountain, museum”. Beaches have a wide range of seasonal interest, with a peak in July and lowest interest in December, though beaches remain more popular than any other destination type. The seasonal trend of mountains and museums is mostly flat, except mountains have a wide peak from December to February (ski season?) and museums have a sharp peak at the end of December (school break?).

Looking deeper into the seasonal popularity of beaches, we can see it depends on the beach’s distance and direction to the equator. For example, where summers are hot and winters are cold, beaches tend to be more popular during summer-such as the USA in August or Australia in December. Where temperatures are more constant (such as in Hawaii), beaches remain popular throughout the year. Try it yourself: “Sydney beach, Mexico beach, Hawaii beach, Texas beach, France beach”.

Using these research techniques, you will better understand the interests of travelers around the world.

Negative amortization loans, also known as deferred interest loans, neg am and payment option ARMs (adjustable rate mortgages), are home financing options that have payment adjustment caps in addition to interest rate adjustment caps. This means that even though the loan’s interest rate may increase, your payment will generally stay the same. As housing prices skyrocketed, these loans became more popular because they gave homebuyers more power to purchase more house for a lower initial cash outlay. The 1% start rate also makes house payments more affordable for the first few years of the loan.

How Negative Amortization Occurs

A mortgage is largely figured by using the loan amount, the interest rate and the number of years to pay back the loan. Traditional mortgages consist of monthly payments to cover interest and a gradual reduction of the principal (amortization). With negative amortization loans there are payment caps that limit the amount of payment increases, but not interest-rate increases. As a result, the minimum payments do not even cover the monthly interest. The shortfall is automatically added to your loan balance, causing the principal balance to increase rather than decrease.

Neg-Am and Option ARM Risks

If you make the minimum payment, in addition to the unpaid interest being tacked onto the loan balance, additional interest may be charged on the shortfall. So, the deferred interest can take your equity and cause you to owe more than what the house is worth over time.

Comptroller of the Currency John C. Dugan said regulators are especially concerned about negative amortization loans in real estate markets entering down cycles: “If real estate prices decline — and there already is evidence of softening in some markets — these borrowers could face the bleak prospect of loan balances that exceed the value of the underlying properties.” Dugan and other regulators are also worried that many people may not fully comprehend the impending payment shock when the loan adjusts to fully indexed payment.

The federal financial regulatory agencies express concern over the fact that these low payment home buying options are offered to a wider spectrum of buyers who may may not otherwise qualify for a similar-size mortgage under traditional terms and underwriting standards. And, institutions are increasingly combining these loans with other features that may compound risk (”risk layering”) including reduced or no documentation loans, and the 100% 1st mortgage, also known as a no money down home loan or 80-20 loan because of the typical 1st mortgage that covers 80% of the purchase price and simultaneous piggyback 2nd for the 20% balance.

Since this morning Wall Street has been a huge rollercoaster. President Bush appearing on TV announced, that there is everything needed to help economy, but it takes time.

The NASDAQ finished with a modest gain, while the Dow Jones industrials lost 128 points. The Dow fell 600 points in the first 15 minutes of trading, than it recovered and finished in negative 100 territory.

Over the past week market has posted huge looses, but today there was an unusual high volume of stocks traded. Close to 2 billion of shares were traded in what seems like a turning point in our economy.

There were many negative news and it led every-day investors to panic, once they saw they portfolio shrink. That is where most investors panic and fear-type selling occurs.

Washington, however, is prepared to do everything they can to stop this rollercoaster as soon as possible. Currently, Treasury Secretary Paulson is prepared to take extraordinary steps. With main power of auction system that is weeks away, Paulson is expediting plans to inject direct capital into banks. This would be the first time that banks would be nationalized at some point. The Emergency Economic Stabilization Act of 2008 gives Paulson almost unlimited power to intervene.

Fear on Wall Street was spreading quickly until President Bush’s speech warned on how “anxiety can feed anxiety” and implored Americans to remain confident. Many investors have been looking for international leadership. Democratic nominee Barack Obama said the crises need coordinating international action and Republican John McCain argued his experience made him the candidate who can lead Americans through a time of economic problems.

It is estimated that credit crises could reach $1.4 trillion, or about double what banks have written down so far in looses. Many every-day investors have seen their portfolio shrink. Even retirement plans have been downgraded or whipped out.

The US Treasury’s plan to inject cash directly into banks may be more effective in battling the credit freeze. Better, that is, if the Treasury moves quickly.

Congress approved a $700 billion financial rescue plan, allowing the Treasury to buy up bad mortgage debt from troubled banks. If Congress buys all the bad assets that bank have, it would force banks to have write-downs as banks would first pay off their debts. This would stick taxpayers with $700 billion bill.

Putting cash directly to banks and creating government owned banks would allow the government to earn interest income and hopefully make a profit when banks recover. This would be win-win for the taxpayers.

Of course Treasury can end up doing both. Treasury needs to decide quickly which financial institutions will be saved, can’t be saved, and which are too big to fail.

There is still no there’s no guarantee that banks will start lending again, especially if there are prospects of liquidation. Government needs to make a stick rules when injecting funds into banks. New capital can be used only for new loans. Not to pay off any debts. With this Government needs to determine which banks would be beneficial to economy, which ones would create more jobs, which ones would make the large amounts of loans so everyone can prosper.
